But what you won’t see from us is something that dominates the property space:

Why?
Because we don’t list properties.

What’s the difference between listing and leasing?
Let’s break it down:

- You act as a middleman or platform
- You promote someone else’s home
- You take a commission or cut from each booking
- You don’t have full control over the space
- The landlord or homeowner still makes the final decisions
🧾 Leasing a property (like we do):
- We become the legal tenant
- We take over the space for an agreed period
- We pay fixed rent to the landlord, regardless of bookings
- We take full responsibility for the design, condition, and operation
- We run the accommodation ourselves — no intermediaries
📌 In simple terms:
When you book with us, you’re staying in a property we lease and run entirely.
When you lease to us, your tenant is Diverse Nation — not a stream of unknown guests.
Why this matters for landlords
A landlord who leases to us is not handing over their property to a platform.
They’re entering into a formal, long-term agreement with a professional company.
That means:
- ✅ Fixed rent every month, no matter what
- ✅ No dealing with bookings, guests, or management issues
- ✅ Full compliance and maintenance handled by us
- ✅ Zero voids, arrears, or short-term stress

Plenty of companies build websites, connect landlords and travellers, and earn commission on every booking — without ever taking on the risk of running a property.
But that model wouldn’t work for us.
Why?
Because we’re not here to make a quick cut.
We’re here to:
- Create truly inclusive accommodation
- Build trust with both landlords and neurodivergent travellers
- Offer consistent, high-quality stays that support wellbeing
- Redesign the short-term rental market with psychological safety in mind
None of that is possible if we’re not in full control of the properties.
Leasing gives us that control — and the accountability that comes with it.
Real-world example: What leasing enables us to do
Let’s say we’ve just leased a three-bed house in Yorkshire from a landlord.
Because we’re the leaseholder, we can:
- Paint every room in calming, non-stimulating colours
- Install dimmable, warm-tone lighting throughout
- Add blackout blinds, noise machines, and sensory tools
- Remove unnecessary furniture and clutter to create a breathable space

We can’t ask a random landlord to do that.
